As an owner of one of our management accounts we would provide you with, among other benefits, the following:
- One property manager responsible for your property with whom you can communicate as often as desired.
- An extensive on-going training program for the Resident Managers.
- Our Metro Multifamily Housing Association membership, which furnishes access to most legal forms necessary for management. The association also provides ongoing education on management, law, etc.
- The payment of all bills through our office on a purchase order system.
- The reviewing of all Rental Agreements and credit reports.
- Monthly site inspections and audits.
- The handling of all problem tenants and the supervising of any necessary evictions and/or court actions.
- An annual budget for your property.
- A monthly computerized statement of operations and an explanation of variances; rent receipts report (rent roll) on which is reflected scheduled and collected rents as well as security deposits on record. We also provide a weekly vacancy status report, where desired.
- The contracting of all outside services and maintenance work. We supervise and follow up with these people to see that the jobs are done properly, and as bid.
- Substantial discounts for the owner on material purchases through our suppliers.
